  • any deposit or advance payment,
  • the conditions for handing over the property,
  • the moment when the buyer receives the documentation for land registry registration,
  • the method for clearing any existing encumbrances, and
  • division of costs between the parties.

For the seller, it is particularly important that the payment of the purchase price and the possibility of transferring ownership rights are properly aligned.

6. What tax obligations does the seller have in Slovenia?

When selling real estate, it is also necessary to check tax obligations in a timely manner.

These depend on the circumstances of each individual case, including the method and time of acquisition of the property.

If the seller lives abroad, their tax status and the question of potential obligations in their country of residence may also be relevant.

Therefore, it is recommended to review the tax aspects of the sale before finalizing the terms of the legal transaction.

7. Is it possible to manage the entire process remotely?

In many cases, most of the process can be organized so that the seller does not need to come to Slovenia for every individual step.

This is particularly practical for owners living in Austria, Germany, or other EU countries.
